Kyleigh Haynes, our owner and founder, still lives within a short drive to all properties and is often your direct contact. The properties you see us list are all owned by us. We do not offer a property management service to properties we do not personally own.
Yes. All of our properties have a minimum credit score requirement of 600. Applicants with a credit score below 600 will not be considered without a local, qualified co-signer. We do not pull credit until you decide to move forward with a property. Please see a full list of our tenant requirements under our "Apply" tab.
We sure do! We can even offer a weekly cleaning service of your unit, excess storage for vehicles, ATVs, or other belongings, etc. We aim to accommodate. Have an idea or special request? Just ask.

SERVICE ANIMALS: Service/assistance animals protected under ADA and/or Fair Housing laws are not subject to our standard animal policy and will gladly be accommodated with zero fees. Service/assistance animals are defined as animals individually trained to do work, provide assistance, or perform tasks for people with disabilities or provide emotional support that alleviates one or more identified effects of a person's disability. The work or task an animal has been trained to provide must be directly related to the person's disability. While we would never inquire about the nature of one's disability or medical condition, a letter from your medical provider or medical professional stating that the service/assistance animal is a reasonable accommodation may be required.
EMOTIONAL SUPPORT ANIMALS: Animals whose sole function is to provide comfort or companionship do not necessarily qualify as service animals under the ADA, but may be protected under the Fair Housing Act. We will gladly accommodate any emotional support animals protected under the Fair Housing Act free of fees. However, if you purchased an instant, online emotional support "certificate" for your pet for the sole purpose of circumventing our policies and fees, your animal will be treated as such and will be subject to our standard pet fees/policy below. A letter from your medical provider or medical professional stating that the emotional support animal is a reasonable accommodation may be required.
PETS: Dogs, cats, (and small fish tanks) are negotiable at MOST of our properties on a case-by-case basis for additional fees if animal is:
Dogs must be kept on a leash/lead at all times when outside, PERIOD. Pet waste is to be immediately disposed of. Cats who are fully litter trained must have their litter fully changed and replaced with new litter regularly to prevent odors in the unit.
PETS MUST NOT BE UNATTENDED FOR LONGER THAN TEN (10) HOURS.
At our multi-unit properties, we prefer quiet animals not sensitive to sound to help keep the noise down, meaning animals who are profusely or often noisy, bark often, energetically run around frequently, bump into and/or knock items over, whimper often when you're not around, are rather responsive or sensitive to the slightest sounds, etc. may not be a good fit for our multi-unit properties and are better suited for a single family home. In other words, calm and quiet animals are preferred in our multi-unit buildings to eliminate noise complaints from others.
**Pets at all properties, if approved by Landlord, will be subject to a $250 non-refundable pet fee per pet due at lease signing in addition to $60/mo per pet in additional rent.
*Maximum pet/animal limit: 1 pet/animal per bedroom (i.e. a 2BR unit has a 2 pet/animal maximum; a 3BR home has a 3 pet/animal maximum, etc.).
Absolutely. Kodiak was founded by a licensed insurance professional who understands the claims process. We specialize in insurance claim rentals, are tenured with placement companies, and can provide rentals of all types for any length of time including pet-friendly rentals, properties with large and/or fully fenced yards, accessible or one-story rentals, excess storage for all the vehicles, boats, and toys, fully furnished rentals, etc. If you need assistance moving, we will aide with that and if you have any special or unique requests, let us know! We work directly with the insurance and placement companies for payment and make your life a little less stressful during such a tragic time. Our units are turn-key, hassle free, maintenance free, well-lit, secure, and we are a phone call away at all times to help make you feel at home with any additional requests during your stay.
Smoking is prohibited indoors. It is, however, permitted outside so long as it is not near the main entrance of the building or another tenant's apartment. Tenants are responsible for burns in porch carpeting or damage to property in any way due to smoking.
Yes. All of our tenants are required to carry renter’s insurance as outlined in his/her lease. Typical insurers charge $15-$20 monthly premium for such. You are welcome to use any insurer so long as your policy meets the guidelines stated in the lease agreement. If you need a recommendation, many of our tenants past and present have used the following local agencies, both who have access to multiple carriers. Their information is below. Please note Kodiak Properties, LLC has no affiliation with the Agencies provided. The links are simply a resource for a good faith quote through a local agency our tenants have commonly used in the past.
We sure do. In fact, it is encouraged. We offer secure tenant log-ins through our online portal, accessible from anywhere with an internet connection. There is also a corresponding smart phone App. You can schedule one-time payments, set-up a recurring auto-pay, make a partial payment, submit maintenance requests, view important documents such as your lease, keep track of past interactions and payment history, and more.
A simple, free application is filled out and we may ask for copies of pay stubs or references. A credit/background check for each adult is required prior to final approval ($45.00 per adult at your own expense). Most applications are processed within 3 business days. We typically charge first month's rent, last month's rent, a $699 move-in fee, and any applicable pet or storage fees. However, each property is different as some may require additional fees, security deposits, etc. Just ask!
Most of our properties allow you the opportunity to buy it at any point throughout renting. This is not a land contract or rent-to-own agreement, meaning none of your past rents will be credited toward your purchase price. It simply means when your finances and credit are in order and the timing is right, we will allow you to purchase as a fresh sale from us (most lenders prefer a 620+ credit score to approve you with lower debt-to-income ratios and a consistent source of income; also, some loan programs allow you to purchase a home with as little as 3.5% down payment and veterans may qualify for 0% down - just ask us.)
